If you’re building a house, it makes sense to use the latest technology and efficient construction materials. While you’re at it, make sure the finishes, appliances and color scheme are as up-to-date as possible, so the interior stays looking fresh well into the future.

People who want to remodel often walk through new homes to see rising trends: Could you use two master suites to house a multigenerational family? A traditional looking exterior with a modern, open-concept interior? A garage that can be converted when a car is no longer in the picture?

Other ideas executed in new homes are universal design such as an oversized, walk-in shower and wider doors, and easy, outdoor living spaces. New houses are also pre-wired for sound, video, alarms and temperature control that can be activated remotely by a cellphone.

To squeeze out as much living space as possible from a city lot, most new construction has many levels above ground as well as a basement. A subterranean space can be made into a self-contained apartment, or what’s known as an accessory dwelling unit.
